Sometimes the next move brings you closer

Chris and Suzanne came to us through one of those connections we love—a referral from our Instagram friend Camille of RVA Hotlist.

They were already happily settled in a charming Leesburg townhome, just a walk from downtown. They had downsized from a larger home a few years earlier, maintained this one beautifully, and created a life they genuinely enjoyed there.

But something was pulling them toward Richmond.

Their daughter.

This next move wasn’t really about finding a different house. It was about refining where—and around whom—they wanted to spend this chapter of their lives.

There was one piece that understandably made them nervous: they needed to sell their Leesburg home in order to purchase the next one, and the Richmond market looked different. Making the timing work felt a little like lining up a row of dominoes.

We felt confident in what their home offered. A beautifully maintained townhome within walking distance of downtown Leesburg has a very specific buyer—we simply needed to position it well and give that buyer time to find it.

And eventually, they did.

Once we were under contract in Leesburg, we called Camille. That was the green light to begin seriously looking in Richmond.

Chris and Suzanne found the home they wanted, and from there, the details became all about timing. We negotiated an extended post-settlement occupancy on their Leesburg home, giving them the breathing room to close on their sale, purchase in Richmond, and make the transition without the unnecessary pressure of having to be out of one home before the next was ready.

One move flowed into the other.

And now Chris, Suzanne, and their dog, Bear, are settling into Richmond—closer to their daughter and closer to the life they wanted this move to create.

Because sometimes downsizing isn’t the final destination.

Sometimes, a few years later, you realize there’s one more thing worth refining.

Not the square footage. Not the finishes.

The distance between you and the people you love.
