310 Red Gate Retreat Way, Berkeley Springs, WV

A friend introduced us to Davis at a moment when his family needed more than someone to simply list a home.

His father had recently passed away, leaving behind a West Virginia property that had never before been offered for sale. And because Davis lived out of state, he needed a team he could trust to thoughtfully handle what came next—from the big decisions to all the details in between.

The first time we visited, we knew this home had a story worth telling. We entered through the red gate, followed the gravel drive past the pond, and arrived at a beautiful cedar home tucked into the landscape. It was the kind of property that felt special before you ever stepped through the front door.

It also needed thoughtful preparation before it was ready for its next chapter.

Once the owner had moved, we coordinated the details from there—bringing in our contractor to brighten the interiors, thoughtfully staging the home, and preparing every space for its debut. By the time photography and videography day arrived, the property felt entirely itself, only more considered. And in one of those perfectly unscripted moments, Chloe even caught a fish from the pond on camera.

Then we introduced it to the market.

The response reflected what we had seen from that first drive through the red gate: this was something special. We welcomed more than 10 groups through the open house, had multiple private showings, and ultimately received three offers.

The winning offer escalated $150,000 above list price, with no contingencies and no buyer brokerage fee paid by our seller.

A remarkable result, certainly. But what stays with us is everything that came before it: a family trusting us with a home that held decades of history, a property being thoughtfully prepared for the first sale in its story, and the privilege of handling the details when our clients couldn’t be there to handle them themselves.
Sometimes, the most important part of selling a home isn’t simply getting it sold. It’s knowing something meaningful has been properly cared for, from one chapter to the next.

Let's Talk

Some conversations start with a listing. Others start with a question you haven't quite named yet. Either way, we'd love to hear from you.
