Sometimes you know exactly *why* you want to move long before you know where you want to land.

Sona and Bharat Shah were ready to leave Virginia Beach and make their way to Ashburn for one very good reason: their children were here, and they wanted to be closer to them.

Sona is a Realtor herself, and we were introduced through her daughter-in-law. So when they began exploring what this next chapter might look like, they already had a clear vision for part of it: an active adult community where they could enjoy a little less house and a lifestyle that felt right for the years ahead.

Finding the right community took some exploring.

Together, we toured Potomac Green, Birchwood at Brambleton, and The Retreat at Poland Hill. Each offered something different, but Birchwood kept drawing them back.

Then it became a matter of finding the *right* home within it.

We toured several possibilities, but there was always something that gave them pause. Some were too close to the main road. Others were simply more house than Sona and Bharat wanted to take on.

They weren’t moving to recreate the life they already had. They were refining it.

It was beautifully maintained. It was the right size. It was in the community they had grown to love. And this time, there wasn’t a “but.”

There were, however, other buyers who saw what they saw.

With multiple offers on the table, we knew we needed to position Sona and Bharat carefully. Four days after the home came to market, their offer was the one the sellers chose.

And just like that, the search that began several communities—and several houses—earlier finally made sense.
