THE STORY

From Virginia to Nevis

Val and Lillian weren’t simply thinking about selling their home. They were considering an entirely new adventure—one that would take them out of the country and all the way to Nevis.

They came to us through a referral from one of Chloe’s past clients, initially wanting to understand what their home might be worth and whether the timing was right to make such a big move.

Once they decided to go for it, our job was to make the path there feel as considered as possible.

Their townhome had two large primary bedrooms upstairs rather than the more traditional three-bedroom layout buyers often expect. We couldn’t change the floor plan—and we didn’t need to. We simply knew everything else needed to make an exceptional first impression.

So we focused on what we *could* shape.

We scheduled professional cleaners and handymen, selected updated light fixtures, brought in a staging consultation to thoughtfully edit and reposition their existing furniture, and even styled and organized the library shelves.

Nothing dramatic. Just a series of intentional details designed to help buyers see the home at its very best.

The response came quickly.

After 16 showings, we received a full-price offer. There was pressure from the other side to accept immediately, but something about the situation didn’t feel quite right. Our clients were asleep, and we weren’t going to rush them into a decision simply because someone else wanted an answer.

By morning, those buyers had gotten cold feet.

Then came a second offer, well below list price with a significant request for seller assistance. It wasn’t the right fit either.

So we waited.

And then came the open house.

More than 20 groups walked through the door, and from that momentum came another full-price offer—this time, one that made sense for our clients. We negotiated the rent-back they needed, secured their price, and gave them the time and flexibility to prepare for what came next.

Nevis.

There are moments in a home sale when the loudest offer isn’t necessarily the right one. When pressure can masquerade as urgency. And when having someone beside you who can separate the noise from what actually matters makes all the difference.

Our job isn’t simply to bring you an offer. It’s to help you understand the offer in front of you, recognize when the terms align with your priorities, and feel confident enough to say “not yet” when they don’t.

Because thoughtful positioning isn’t only about preparing a home beautifully.

It’s also about knowing when to move—and when to wait.

For Val and Lillian, waiting meant getting their full price, the timing they needed, and the freedom to close one chapter before beginning a rather extraordinary new one.
