Sometimes the right strategy is to adjust
Our clients know real estate well—they’re Realtors themselves in Virginia and experienced rental property owners. But when it came time to sell one of their West Virginia investments, they needed someone licensed locally to represent them.
And this wasn’t going to be the story of a home that sold overnight.
Their three-year-old Jefferson County townhome came to market on April 9, 2026, at $325,000, just as we were beginning to feel a shift in the market. The challenge was clear: we weren’t simply competing against other resale homes. We were competing with brand-new construction offering buyers something difficult to ignore—a never-lived-in home paired with attractive builder incentives and closing-cost assistance.
So as the market spoke, we listened.
We were candid with our clients about showing feedback, buyer behavior, and what we were seeing in real time. We adjusted the price strategically, eventually repositioning the home at $305,000.
That adjustment created the opportunity we needed.
We ultimately negotiated a $311,500 offer, with seller-paid closing costs structured to bring the deal together. And there was one more detail that made the arrangement particularly well suited for everyone: the property was being sold fully furnished, and the buyers wanted the furniture.
Our sellers didn’t have to coordinate moving, storing, or selling an entire home’s worth of furnishings. The buyers could step into a home that was already thoughtfully put together. Less friction on both sides, and a solution that simply made sense.
But there’s another layer to this story that matters.
This wasn’t an investment that had failed. In 2025, the furnished medium-term rental was occupied for 290 nights, with nearly 80% occupancy. According to our clients, it generated $25,252 in revenue and approximately $20,404 in operating profit before the other costs they may have incurred as owners.
They had simply reached a point where selling made more sense for the life they were building.
With a newborn daughter, a busy real estate business, a sizeable rental portfolio, and plans to purchase their next home in the coming years, selling this property meant simplifying their portfolio, increasing liquidity, and creating a little more room for what mattered next.

In the end, the right buyer found a furnished home that worked beautifully for them, and our sellers were able to close this chapter without the added weight of clearing out a property from another state.
A win on both sides, certainly. But more importantly, a move that made life a little easier for everyone involved.
