THE STORY

Two Doors Down

Our client was living in California when he came to us with a very personal reason for purchasing a home in Virginia.

He wanted to buy a home for his parents—ideally, one that would bring them closer to family.

Then this home appeared in Waterford.

Built in 1821, the home had once been the village schoolhouse. Nearly two centuries later, it was filled with the kind of character you simply can’t recreate: history in the walls, beautiful gardens out back, roses in bloom, and a story that had been unfolding long before any of us arrived.

But there was one detail that made it especially meaningful.

His siblings lived two doors down.

Suddenly, this wasn’t simply a beautiful historic home. It was an opportunity to give his parents something much bigger: a home just a few doors away from their children.

We also knew a property this special would require a decisive approach. We advised our client that being competitive meant going above the list price and waiving the inspection contingency.

He understood the strategy, felt confident moving forward, and trusted us to position his offer accordingly.

It worked.

But waiving the inspection contingency didn’t mean foregoing an inspection altogether. Once under contract, we arranged one for informational purposes so our client and his parents could better understand a nearly 200-year-old home and know what to prioritize once they moved in.

Because sometimes the right strategy means knowing where to be aggressive without sacrificing the clarity you’ll need later.

Our client purchased a remarkable piece of Waterford history for his parents. They got the old schoolhouse, the roses, the gardens, and all the character that comes with a home built in 1821.

But the part we love most?

They got to live two doors down from their children.
