THE STORY

Sometimes the First House Isn’t the Point

It started casually enough: “Can we go see this house in Winchester?”

So we did. And while the home had potential, it also needed a lot of work. On the drive back, the conversation shifted from renovations and possibilities to something much more important:

Do we actually want to live in Winchester—or do we just want another project?

And then came the bigger question: What would life look like if we moved closer to family in Hamilton instead?

Sometimes seeing the wrong house gives you exactly the clarity you need.

Not long after, another home came along—this time in a neighborhood near Sofia’s parents and sister. From the moment we walked through the door, it felt different. The home had been beautifully renovated, with an updated kitchen, hardwood floors, and refreshed bathrooms. Out back, a large patio opened to a beautiful yard, and just beyond the fence gate was the neighborhood park.

There was even the perfect spot for a “catio” for their three Maine Coon kitties.

Suddenly, they weren’t imagining their next renovation. They were imagining their life here.

We negotiated $10,000 in seller concessions toward their closing costs and moved forward with a void-only inspection. When the report uncovered a few items our clients weren’t comfortable overlooking, we went back to the table. Ultimately, we secured an additional $5,000 credit, bringing their total seller concessions to $15,000.

But the best part of this move wasn’t the renovated kitchen or even the negotiation.

It was the clarity that came from asking the right question before making the wrong move.

They started by looking for a house. What they found was a home that brought them closer to the people who mattered—and a place where they could genuinely picture what came next.
